I know there have been other posts saying the same - but I wanted to once again Thank You - for all that you add to this forum. The information that you work so hard to share, and the insight that you so generously provide, is incredibly helpful and valuable.

I agree with that. A big thank you. I always print out your post and keep them in a binder so I have them for future reference. It is important to be informed and you do a great job keepings us up to date.
